My July Home Progress
July 2025
July was a month full of renovations for my 1930’s multifamily home, inside and out.
Exterior Progress
Roof Replacement
We had to get a full roof replacement, including all new plywood. I partnered with a local roofing company for this project.
Fresh Curb Appeal
With a new paint sprayer we painted the exterior cedar shutters black (which my mom and I made ourselves a few years ago).
Painted the shed, front porch railings, the backyard deck and the rental unit entrance railing.
Added Function & Security
Added lighting inside and outside the shed and installed a ring camera and light on the back. I also wanted power inside the shed so I had the electricians wire in a new outlet.
Interior Progress:
The Rental’s Ceiling Everyone told me I couldn’t vault the ceiling in such a short time… and that if I did, it would cost wayyyy over budget. We found a compromise by vaulting part of the ceiling ourselves, creating a happy medium that completely opened up the space without breaking the budget.
Upgrades & Finishes
Insulation upgraded by a local insulation company for year‑round comfort.
Fresh drywall by a local team along with new paint. Four dimmable canned lights, which replaced an old boob light.
I leveled the floors with about 5 bags of floor leveler. Replaced the carpet replaced with luxury vinyl plank flooring to match the kitchen which we replaced a few years ago, and is still holding up great.
New trim and window molding. 2 new modern 5‑panel solid wooden doors to match the first floor renovation.
Closet upgraded with a sleek new system and doors I found on Facebook Marketplace, 15 minutes away for a quarter of the price at what I was going to buy them at.
What’s Next
To create more room to walk behind the shed we built earlier this year, I dug out dirt along the side of the house. In the process, I discovered that the mortar in that area needed repair, which is now on the ever evolving todo list. It’s exciting to see such significant changes come to life in just one month and I’m especially grateful for the local businesses (and even a Facebook Marketplace find!) that helped make it all happen. Next, I’ll be focusing on finishing the mortar work and layering in the smaller touches.
